Your Soffit Score Explained


Your Soffit Score is a number between 400 and 900 that reflects the overall health of your home. Think of it like a credit score, but for your house.


When do I get my score?


You won't see a score until you complete your first annual review. Before that, the app will show a prompt to get started. This is intentional — we want your first score to be based on real data about your home, not a guess.


What goes into the score?


Three things:


Home systems condition (60% of your score) — This is the big one. We look at the condition of your HVAC, plumbing, and electrical systems using a mix of AI photo analysis, public property data, and what you confirm during your review. Newer and better-maintained systems score higher.


Maintenance compliance (30% of your score) — Are you keeping up with your checkups? Soffit schedules one annual review and four seasonal checkups per year. The more you complete, the higher this part of your score. Partial checkups don't count — you need to finish the whole thing.


Insurance coverage (10% of your score) — Connecting your insurance carrier, adding your policy number, and uploading your policy document each contribute to this section.

How systems are scored


For each system (HVAC, plumbing, electrical), we look at two factors equally:


  • Age — How old is the system relative to its expected lifespan? A brand-new furnace scores much higher than one that's 20 years old.
  • Condition — What does the AI see in your photos? Clean and rust-free scores well. Heavy corrosion or visible damage brings the score down.


If our AI can't confidently assess a system's condition, it defaults to a middle score rather than guessing high or low.


How does my score update?


Your score recalculates when you complete an annual review or seasonal checkup, when your AI condition analysis finishes (usually within 24 hours of a review), and when your insurance info changes.


After completing a review, you'll get an initial score right away based on system age. Within 24 hours, our AI finishes a deeper condition analysis of your photos and you'll get a notification with your updated score.


How do I improve my score?


The most impactful things you can do: complete every annual review and seasonal checkup on time, connect your insurance with a policy number and document, and replace aging systems when they're past their expected lifespan. Even a water heater swap can boost your score significantly.
